Estimated Future Possibilities in Green City SEZ

It is my personal belief — that is, the personal belief of Avnish Jain — that the prices of residential and commercial plots in Green City SEZ may have the potential to rise rapidly in future.

The main reason for this is that many of the important things needed for the future growth of any area are already present here today, and several other facilities are developing rapidly.

However, this is only my personal opinion. It should not be treated as any kind of guarantee, investment advice, or definite prediction.

Prime Location in Jaipur

Green City SEZ is situated at an important and future-useful location in Jaipur.

This area:

  • Is near Ajmer Road, among the most connected and busiest roads in Rajasthan. Its connectivity to Ajmer, Beawar, Bhilwara, Jodhpur, Udaipur and Ahmedabad is its biggest advantage. In future this could become the first investment spot after entering Jaipur.
  • Is near the roughly 10-lane wide Ring Road with 26 toll gates, from where Delhi NCR can be reached on a single cut.
  • Is situated across a very large area between Ajmer Road and the Ring Road.
  • Is close to Jaipur's prime education hub.
  • Is close to a large real estate hub.
  • Is close to a developed industrial and IT hub.
  • Is close to premium areas of Jaipur such as Vaishali Nagar and Mansarovar.
  • Is connected to MI Road and Rambagh Circle on roughly a single cut.
  • Is stated to be roughly 20 to 25 minutes from Rambagh Circle and MI Road under normal traffic conditions.

After some proposed and under-construction sector roads are connected, this area may come considerably closer to Sanganer and Jaipur Airport as well.

Actual travel time may differ according to traffic, road conditions, the route chosen, and the block concerned.

Estimated Plot Prices as on 9 July 2026

On 9 July 2026, the general market price of residential plots in Green City SEZ was being stated as approximately:

General Market Price ₹24,000 – ₹25,000

per square yard, as commonly quoted for residential plots on 9 July 2026.

In Certain Cases ₹25,000 – ₹30,000

per square yard, or otherwise, depending on location, block, road size and other features.

Prices may differ because of certain locations, blocks, road size, plot size, plot direction, actual location, commercial use, corner position and other characteristics.

Do not treat any price as final or verified. To obtain correct price information:

  • Meet at least 15 to 20 different farmer owners and property brokers.
  • See the actual location.
  • Check the road size.
  • See the government map of the plot.
  • Examine the patta and other papers.
  • Obtain information on recent actual sale transactions.
  • Do not decide on the word of any single person or broker.

Undervalued Compared to Present Infrastructure

Considering the existing infrastructure, location, roads, approvals, freehold patta, loan possibility and future planning, Green City SEZ still appears to a considerable extent undervalued.

It can be compared with other such colonies in Jaipur where:

  • Bitumen roads are approximately 40 feet or more wide.
  • The colony is JDA approved or JDA planned.
  • All plots are loanable from banks.
  • There is a freehold patta.
  • The location is secure.
  • Infrastructure is available.
  • Security, education, health, transport, large parks and several sector roads are available nearby.

In some nearby colonies of private colonisers, plots on 40-foot wide roads are being asked at approximately ₹50,000 to ₹60,000 per square yard or more.

Against this, the price of residential plots in Green City SEZ is being stated at approximately ₹24,000 to ₹25,000 per square yard, and in some cases ₹25,000 to ₹30,000 per square yard.

A Mega Township Planned and Being Developed by JDA

Green City SEZ should not be viewed as an ordinary colony of private colonisers.

It is part of a residential and commercial mega township being planned and developed by JDA itself across a very large area of Jaipur.

In simple language it can be understood like this:

“This is not merely JDA approved — it is a JDA planned city. Its ‘parents’ are JDA itself.”

This has been said only as a simple illustration.

Wide Roads and Future Connectivity

It is stated that the objective of this scheme has been to ensure that in future the main sector roads and mutual connectivity are not obstructed by any stay order, land dispute, or intervening agricultural land.

For this reason, most of the wide sector roads and interconnecting bitumen roads here have already been built at present.

According to different sources and blocks, approximately 90% of roads are stated to be 40 feet or wider.

The major difference between a 30-foot and a 40-foot road is something one should understand before investing in any property in Jaipur.

According to the new building bylaws of UDH:

  • On a narrow 30-foot road, construction may generally be permitted only up to ground plus 2 floors.
  • On a road approximately 40 feet or wider, construction may generally be permitted up to stilt plus 5 floors.

This rule may differ according to the category of the plot, land use, zonal rules, building bylaws, the actual width of the road, and government changes made from time to time.

Little Intervening Agricultural Land, so Less Chance of Growth Being Blocked

In Green City SEZ, intervening farming or agricultural land that would obstruct future growth is negligible or very limited.

For this reason, the possibility of future connectivity developing between different blocks and sector roads appears strong.

This Is Not Merely a Gated Colony

Green City SEZ is not an ordinary gated colony of private colonisers, where the entire development depends only on one main gate and a few internal roads.

It is planned as a well-connected and future-ready mega township linked by numerous sector roads.

Land here is already stated to have been allotted for large industrial and commercial corridors.

Because of the many sector roads, this area may have the possibility of access from different directions and of future commercial development.

Open Space, Air, Water, Sunlight and Parking

In Green City SEZ, unlike many small colonies of private colonisers:

  • An abundance of narrow, closed 30-foot lanes is not stated.
  • An excess of very small plots packed right against one another is not stated.
  • More open space has been left in Green City SEZ to reduce future problems of air, water, sunlight and parking.

This area appears planned as a green and open area for future living. This very openness may give a new vision to the future growth of an investment.

The Principle of Investing at the Right Time in Real Estate

In real estate, the greatest benefit does not always come from investing in a place that has already become very expensive. Where people are thinking of exiting after earning a great deal of profit, making a fresh investment merely on someone's say-so is not considered wise.

In the coming years it may be a large development area with the capacity to be counted among Jaipur's important:

Today this area appears considerably undervalued in comparison with its:

  • Connectivity

Green City SEZ today appears to stand at an early and important phase of its development journey.

However, obtaining a loan on any plot depends on the following:

  • Location of the plot

The term “100% loanable” should therefore be treated as a general claim.

According to different information and blocks, approximately 90% of the roads of Green City SEZ are stated to be 40 feet or wider.

Against this, in many colonies of private colonisers most roads are approximately 30 feet wide and narrow.

It is stated that on a 30-foot road construction of ground plus 2 is generally permitted, and on a road 40 feet or wider, stilt plus 5 floors is generally permitted.

No Regular Monthly Maintenance Charge

In future investment, a monthly maintenance charge can become a major problem.

Green City SEZ is a government mega township with freehold pattas. No regular monthly maintenance charge, as in a private gated colony, is stated here.

In future, responsibility for all kinds of development of this area rests with the government or JDA itself.

Whereas all private colonisers get approximately 2% to 6% commercial space, in Green City SEZ approximately 20% or more commercial space is claimed to be available.

This is possibly the only place in Rajasthan that has such a large commercial space available.

Price Comparison with Surrounding Colonies

In some colonies of private colonisers situated around the boundary of Green City SEZ, despite having:

  • Less open space
  • Fewer public facilities
  • Less commercial space
  • Less sector road connectivity
  • Small internal roads

the price of plots on 40-foot wide roads is stated to be approximately ₹50,000 to ₹60,000 per square yard.

Against this, the price of residential plots in Green City SEZ is being stated at only approximately ₹24,000 to ₹25,000 per square yard. This is because, with such a very large supply of plots across so vast an area, it is impossible for any single person, group or coloniser to control demand and supply and raise prices artificially.

If here too, as with private colonisers, there had been large-scale:

then the price of the land of the poor local farmers' residential and commercial plots could possibly have been more than ₹1 lakh per square yard today.
